Improving Our Homes » Contracts
The Association has a number of annual maintenance contracts in place. This is done in an effort to minimise expenditure on reactive repairs, by ensuring that equipment, systems and common areas are well maintained on a regular basis. The following items are usually included in these annual contracts: Gas fires and central heating system annual service Electrics within our houses Lifts and pumps in multi-storey buildings Communal laundry equipment. Landscaped areas where Linstone is responsible for organising the maintenance In addition, we have an on-going programme of investment in our stock. In the period April 2006 to March 2007, we are planning the following: Installation of central heating at the following addresses: Kintyre Ave, Linwood Arran Place, Linwood Athol Place, Linwood Carradale Place, Linwood Clippens Rd, Linwood Montclair Place, Linwood Moray Place, Linwood Montrose Place, Linwood Woodford Place, Linwood Laburnum Place, Johnstone Acacia Place, Johnstone Juniper Place, Johnstone Corseford Ave, Johnstone Tower Rd, Johnstone Larch Place, Johnstone Chestnut Place, Johnstone Installation of double glazing at the following addresses: 58 & 60 Beith Rd, Johnstone 61 & 62 Tannahill, Johnstone 26, 28, 30 Ellerslie 13 Thornbrae, Johnstone 7 Roundhill Rd, Elderslie 113 & 115 Kintyre Ave Kirklandneuk, Renfrew Ness Rd, Renfrew Venacher Rd, Renfrew Newton St, Paisley 2-32 Lismore Drive, Linwood 25-55 Pentland Ave, Linwood 80-110 Stirling Drive, Linwood 9-25 Vernon Drive, Linwood 9-25 Wilson Ave, Linwood 34-49 Vernon Drive, Linwood
Gutter cleaning contracts are also being organised for all three storey
properties throughout our stock. A tenant consultation process was carried out in the autumn of 2004. The purpose of this
was to give every tenant the opportunity to tell Linstone what their priority
was for the next round of investment in their homes. The feedback that we received will influence the decisions we make on future investment. The final programme will also be influenced by the availability of funding and the findings from our Technical staff on the condition of the stock.
During 2006/07 we appointed a new Technical Services Director. As the
Association is about to reach completion of our promise to ensure all properties
were double glazed and had central heating, it was now an appropriate time to
undertake a review of our future priorities. Our Technical Staff are
conducting stock condition surveys in our properties to determine future
requirements. A new programme of contracts for forthcoming years should be
produced in consultation with residents by the end of 2006.
