The main aims of Linstone’s Repairs Policy are: - To provide a high quality value for money service which ensures our properties are maintained to a high standard. - To comply with our Statutory Duties; Health and Safety Legislation; Codes of Practice and Communities Scotland Performance Standards. - To ensure a prompt and effective response within clearly defined timescales. Your Tenancy Agreement clearly defines what repairs the Association will carry out and identifies items which remain the responsibility of the tenant. Although the Association is responsible for most repairs to the property certain repairs remain your responsibility as a tenant. Detailed in the Repairs Service Guide
below you will find tables of the most common repairs and the division of responsibility. This list is not comprehensive so if you are unsure about who is responsible for any repair which is unlisted,
please contact Linstone’s office. Please note that these lists showing Linstone’s responsibility only apply where the repair is necessary through normal “wear and tear”. If the work is needed because you or someone else in your household has caused damage through negligence or not taking proper care then you
may be liable to pay for the necessary repair work. If possible Linstone will supply an estimate and depending on the work required a deposit may be necessary. Full payment will be expected on completion of the job. In some instances, Linstone may require the tenant to undertake and pay for damage themselves, but will assist in recommending contractors.
